Off-plan lead generation for Dubai property.
What the work actually looks like
Off-plan campaigns fail on the handovers, not on the advertising.
An off-plan launch compresses everything. The development has a price band and a handover date, several projects are competing for the same audience in the same months, and the leads that arrive are a mix of local buyers, overseas investors and people who simply tapped an ad. Volume is rarely the problem.
The problem is that nobody can say which development produced the enquiries worth an agent's time, how long a lead waited before anyone called it, or what the last launch's buyers would have responded to if the campaign had run to them first. That is a structure and measurement problem before it is a media buying one.
So the work starts with the route a lead travels, not with a new campaign: what the form asks, where the enquiry lands, who owns the first reply and how long it takes. Campaigns are rebuilt once that route can be measured, because until it can, no amount of spend tells you anything you can act on.
Where a buyer market is overseas, it is treated as its own market with its own offer, landing copy and follow-up, and reported separately. Blending an overseas investor with a local end-user produces an average that describes neither.
Scope
What is usually in the way
An account built per development
Several launches share one audience and one budget. Structure the account so each development and each buyer market can be read on its own, or nothing can be moved without guessing.
A written definition of a qualified enquiry
Agree with the people who answer the phone what counts as qualified, then track that rather than the platform's definition of a lead. This one decision changes what every other number means.
A route from enquiry to agent that takes minutes
Off-plan buyers enquire about several projects in the same evening. Routing, notification and a first reply measured in minutes, on WhatsApp where that is how the market actually speaks.
Tracking that survives the handover
Conversion events on every account, campaign naming a human can read, and a report that reconciles platform leads against what sales actually received.
Creative that carries the launch, not the brand
Price band, payment plan, handover date and location, tested as distinct angles per buyer market, and refreshed on the cadence a launch needs rather than monthly.
Re-engagement of the leads already paid for
Every lead from a previous launch is a warm buyer for the next one. WhatsApp re-engagement on the existing base runs alongside the campaigns finding new buyers.

- Meta leads generated
- 24,000+
- Leads qualifying as MQL
- 20% to above 40%
How to read these figures
Platform numbers for one account over one engagement, sourced on the case study page. They are what was delivered, not what the business earned, and they are not a forecast for yours. Sales conversations, pricing and developer negotiations sat with the client, and the off-plan market itself moved upwards across that period, which helped everyone selling in it.How it is delivered

Questions
Frequently asked
What makes off-plan lead generation different from selling something already built?
You are selling a payment plan, a handover date and a developer's track record rather than a property someone can walk through. That changes the question a buyer is asking, the objections your agents field, and how long the decision takes. Campaigns have to carry the launch, the price band and the payment plan clearly enough that the enquiry is worth an agent's time.
Do you work per development or across the whole business?
Both, and the account structure depends on it. Where several launches run at once, campaigns are built per development and per buyer market so spend and lead quality can be compared side by side instead of blended into one number nobody can act on.
How do you handle overseas buyers?
As a separate market, not a targeting option. Time zone, language, the currency they think in and the questions they ask before booking a viewing all differ from a local buyer, so the offer, the landing copy and the follow-up sequence are built separately and measured separately.
Can you guarantee a cost per lead?
No. It depends on the development, its price point, the buyer market and how you define a qualified enquiry. What I will do is set the definition with your sales team first, then hold the account to that number rather than to platform-reported conversions.
Off-plan lead generation
Running a launch, or fixing the last one?
Bring the development, the buyer markets and the numbers as they are. I will tell you plainly whether the campaign is the problem or the route it feeds.
